Transforming Desert Pines Golf Club into a Vibrant Mixed-Use Housing Community

A city-owned golf course in east Las Vegas, the Desert Pines Golf Club, is set to be transformed into a mixed-use housing development featuring over 1,500 units. This project, approved by the City Council, will include hundreds of homes available for sale at market value and rentals with a significant portion reserved for lower-income residents. The development will be spearheaded by McCormack Baron Salazar and Urban Strategies Inc., under the Desert Pines Master Development LLC.

The plan for the 95-acre site includes a mix of residential, educational, and recreational facilities. A College of Southern Nevada training center and an early education campus are proposed, alongside 10 acres allocated for recreation and commercial space. The project is designed to provide diverse housing opportunities and support community resilience through workforce training and education.

Councilwoman Olivia Diaz emphasized the importance of the development in addressing housing shortages and providing opportunities for homeownership. Councilwoman Shondra Summers-Armstrong expressed optimism for the project’s potential to revitalize the surrounding area, including the Historic Westside.

The housing development will be constructed in two phases, with the first phase beginning in 2027. This phase will include a balanced mix of homes for sale and affordable rentals. The second phase is slated to start in 2030, with project completion expected by 2036. The affordable housing segment is projected to cost $440 million, with funding sourced from a $25 million Nevada State Infrastructure Bank loan, $22 million from American Rescue Plan Act funds, and $5 million pre-approved by the federal government for the training center. Proceeds from home sales will be reinvested into the affordable housing component.

The development aims to mitigate the rising cost of living in Southern Nevada and support residents in achieving homeownership. By offering a mix of market-rate and affordable housing, the project seeks to uplift the community and provide stability in the face of economic challenges.
