The Las Vegas Raiders are moving forward with a development plan for the land surrounding their headquarters in Henderson. The proposed development includes a variety of facilities such as medical offices, a hotel, restaurants, meeting spaces, open areas, transportation rental options, and remote parking. This plan is part of a broader mixed-use development strategy that requires a zoning change from industrial to mixed-use, which will be reviewed by the Henderson planning commission.
The Raiders own over 53 acres on Raiders Way, with their headquarters and practice facility occupying about 25 acres. The remaining land is split into two plots: a 25-acre plot and a 3.66-acre plot. Part of the undeveloped land is behind industrial buildings purchased by the Raiders in 2022.
The development will be organized into four interconnected sections, focusing on medical services, visitor accommodations, and an expansion of the Raiders’ training facilities. The medical facilities aim to provide specialized services like sports and orthopedic medicine, becoming a hub for top-tier healthcare. This could attract visitors who come specifically for these services, benefiting the local economy.
The expansion of the training facility will mainly serve the Raiders, with limited public accessibility. Architectural designs will align with the Raiders’ silver and black motif, and building heights could reach up to 150 feet, pending city approval.
The plan also includes a parking garage designed to minimize visual impact and enhance pedestrian accessibility. The development will connect with local trails and future bus services, accommodating the area’s growth.
The project will unfold in three phases. Phase 1 involves obtaining city approval for the development plan. Phase 2, running through 2026, will focus on market analysis, identifying partners, and developing a detailed schedule. Phase 3, from 2027 to 2031, will cover detailed design, construction prep, and phased construction, with the potential for accelerated timelines based on market conditions.
The Raiders initially purchased the land in 2018 for over $6 million and sold their headquarters in 2020 for $191 million, leasing it back to continue operations. The land ownership has since changed hands twice, reflecting ongoing interest and investment in the area.
