Henderson Nevada Ranks Third in US for Rapid Population Growth

Henderson, Nevada, has emerged as the third-fastest growing city in the United States per capita over the past decade, according to a study by Storage Cafe using U.S. Census Bureau data. The city’s population increased by 22 percent, reaching 324,523 by the end of 2023. This growth places Henderson behind only Orlando, Florida, and Irvine, California, among cities with more than 250,000 residents.

Mayor Michelle Romero attributed Henderson’s growth to a long-term vision and community input, emphasizing the city’s high quality of life. Despite a slight slowdown in growth, Romero believes that Henderson’s reputation will continue to draw new residents, highlighting the importance of careful planning.

The study’s author, Mirela Mohan, noted that Henderson’s rise is partly due to the broader growth of the Las Vegas Valley and Nevada’s relatively low cost of living compared to other major metro areas like Southern California and Hawaii. This affordability is attracting people seeking larger homes and better value.

Earlier this year, the Henderson City Council approved the annexation of 38.48 acres from the Bureau of Land Management, expanding the city’s boundaries. This addition is equivalent to about 30 football fields.

Meanwhile, rental prices in Henderson have decreased, with a one-bedroom apartment averaging $1,530 in April, marking a slight decline from previous months.

In contrast, other areas in Nevada experienced varied growth. North Las Vegas saw a 21 percent increase, while Las Vegas grew by 9 percent. However, Paradise, an unincorporated town in central Las Vegas, experienced a 17 percent decline in population over the past decade.

Despite these changes, no Nevada city ranked in the top 100 for overall population growth in the past decade. The list was largely dominated by cities in Texas, Florida, and Virginia, with Texas having 25 cities in the top 100. Overall, more than 80 percent of the 2,150 cities analyzed saw population growth during this period.
