Bally’s Unveils Timeline For Hotel Casino Project Surrounding New As Ballpark in Las Vegas

Bally’s Corp. has submitted plans for a major multiphase mixed-use hotel-casino development surrounding the Athletics’ proposed ballpark in Las Vegas, according to documents filed with Clark County. The ambitious project is set to span 3.56 million square feet upon full buildout and will be constructed in four phases over three years, with completion targeted for March 2029.

Project Highlights:

  • Total Area: 3.56 million square feet across 26 acres of the 35-acre site at Las Vegas Boulevard and Tropicana Avenue.
  • Components:
  • 1.7 million square feet dedicated to hotel rooms
  • 822,000 square feet for parking garages
  • 476,000 square feet for retail, dining, and entertainment
  • 216,000-square-foot theater
  • 100,000 square feet of casino floor
  • 50,000 square feet for pools

 

  • Location: The project will wrap around the 9-acre parcel reserved for the A’s $2 billion stadium.

 

Phasing Overview:

  • Phase 1: Construction of a central utility plant, southeastern parking garage, shared site access, and retail/dining/entertainment spaces on the northwest corner. Scheduled for completion alongside the A’s ballpark in early 2028.
  • Phase 2: Launch of the integrated resort, including an 1,800-room hotel tower with a casino and sportsbook, plus additional retail and dining spaces (ranging from 1,000 to 59,800 square feet, some with rooftop features).
  • Phase 3: Addition of a 3,000-seat, 130-foot-tall theater on the southwest corner.
  • Phase 4: Completion of a second hotel tower on the northeast corner, offering 1,200 rooms and standing 420 feet tall.

Building Heights:

  • The first hotel tower and the A’s ballpark will both rise to 350 feet.
  • The second hotel tower will reach 420 feet, subject to county design review.

Parking and Approvals:

  • 2,680 parking spaces are planned for the resort and mixed-use development—about 25 percent fewer than county code requires, but with the addition of a shared southeast parking garage, total parking will reach 5,200 spaces.
  • Bally’s is seeking several waivers and permits, including:
  • Reduction of required electric vehicle parking spaces from 108 to 22
  • Reduction in required loading spaces from 68 to 11, citing centralized loading docks for efficiency

 

  • Special use permits for resort hotel and entertainment facilities

 

Timeline:

  • Bally’s aims to secure special use permits by January and start construction in April 2025, with phased completion culminating in March 2029.

 

This project represents one of the largest mixed-use developments tied to a professional sports venue on the Las Vegas Strip and is designed to complement the new A’s ballpark while introducing significant hotel, entertainment, and resort amenities to the area.
