A longtime local developer, Bob Schulman, and former casino executive, Gamal Aziz, have partnered to develop a new hotel in Las Vegas. They purchased a 9.3-acre site at the corner of Charleston Boulevard and Grand Central Parkway for $16.35 million from Union Pacific Railroad. The Las Vegas Planning Commission approved plans for an 18-story, 254-room hotel, which will also feature a commercial health club, restaurants, and medical office space.
Bob Schulman, with over 50 years of experience in development, has a history of building various projects in Southern Nevada. Gamal Aziz, a former executive with MGM Resorts International and Wynn Resorts, was previously involved in the “Varsity Blues” college admissions scandal. His conviction was overturned on appeal, and charges were dismissed.
The project site is strategically located near Las Vegas’ Arts District and close to both downtown and the Strip. Schulman’s plans for the site evolved significantly over the past year, shifting from a mixed-use complex to a high-rise hotel and condo tower. The development will include a seven-story parking garage and is designed to accommodate potential disturbances from neighboring railroad operations. The purchase agreement includes a waiver of rights to challenge these operations legally.
Despite initial plans to discuss the project with the media, Schulman and Aziz later opted not to comment. Aziz emphasized that his past legal issues are resolved and unrelated to his current endeavors. The development reflects ongoing changes and investments in Las Vegas’ hospitality landscape.
